Rent

One of the most important responsibilities of renting a student accommodation is paying rent and utilities on time. Failure to do so can lead to late fees and eviction.

If possible set up automatic payments, keep track of payment due dates and keep record of all payments that have already been made.

The rent is paid on arrival, usually on site. Make sure to bring the 1st rent when arriving to Zagreb.

Utilities

If your utilities are included in the rent they are paid usually with the rent, if they are calculated separately they are paid by the end of the month or middle of next month.

Read the utility meters with your landlord. In case the utilities are paid separately from the rent, it's important to have the starting state for the meters. Take a photo of the meters so you and your landlord have the same numbers.

Damage & Repair

If you notice something is broken in your student accommodation, it's important to let your landlord or property manager know as soon as possible. Here are the steps you should take:

  1. Report damage immediately. This could include anything from a leaky faucet to a broken window. 
  2. Provide details to the landlord.
  3. Document the damage with taking a photo or a video.
  4. Be patient as repairs can take time.
Cleaning

Make sure to check if the apartment is clean or not. The landlord is responsible for the cleanliness of the the property on arrival, while it's your responsibility to return it in the same condition as it was prior to your departure.

Air the apartment

It is important to air out the apartment often. Open up the windows and let the fresh air circulate in the room. Not doing that can lead to bad health and molds and can damage the apartment's walls.

Answers to some common questions

Below please find answers to common questions related to renting the property and your responsibilities as a tenant during your stay.

It is recommended that you check the condition of the property during your move in, in case of any doubts please make a photo of the damage and inform your landlord about it.

You can also make a video of the whole property in order to document the current condition.

 

In case you damaged the property please make sure to report the damage immediately to the landlord so the landlord could start fixing the damage ASAP.

In case some appliances are not working during your move in or in case there is some damage you did not do, please report it to the landlord as well.

In case some appliances are not working properly make sure to inform the landlord about it. 

In case of physical damage or due to the malfunction because the lack of cleaning you may be responsible for the replacement of the appliance.

 

 

It is important that you allow some fresh air in the apartment once or twice per day, even in the winter and summer months, no matter of the outside temperature.

This is important because fresh air in the property will reduce the chance of humidity and molds appearance on the walls or behind furniture.

This is a common problem our landlords and tenants are facing on a regular basis.

In order to avoid the costs of repainting the walls or fixing the furniture due to humidity and molds make sure to air the apartment every day especially when drying the clothes.
