In this section you can see the most important information regarding your stay in Zagreb.
When must rent and other charges be paid?
Rent, utilities, and any other agreed charges must be paid in full, on time, and in accordance with the lease agreement.
What happens if I pay late?
Late payment is a breach of the tenant’s obligations and may result in reminders, default interest, additional costs, formal notice, and, where permitted by the lease agreement or applicable law, termination of the lease agreement.
Am I required to keep the property clean?
Yes. The tenant must maintain the property, including all rooms and shared areas, in a clean, hygienic, and orderly condition at all times.
Who is responsible for day-to-day cleaning?
The tenant is fully responsible for routine cleaning, including floors, kitchen areas, bathroom facilities, waste disposal, and the general condition of the premises.
Why is ventilation and airing mandatory?
Proper ventilation is necessary to prevent humidity, mold, condensation, unpleasant odors, and damage to walls, ceilings, windows, furniture, and equipment.
How often must the property be aired?
The tenant must ventilate the property regularly and adequately, especially after cooking, showering, cleaning, or drying clothes indoors.
Is indoor clothes drying allowed?
Only with proper ventilation and only if it does not create excessive moisture, condensation, or mold risk. Any damage caused by insufficient airing remains the tenant’s responsibility.
What should I do if I notice mold, humidity, leaks, or water damage?
The tenant must report such issues to the landlord immediately. Failure to report them without delay may make the tenant responsible for any worsening of the damage.
Are parties or gatherings allowed?
No. Parties, celebrations, events, loud social gatherings, and similar activities are strictly prohibited unless the landlord has given prior written approval.
Are overnight guests allowed?
Overnight stays by guests are not permitted unless expressly allowed by the landlord or by the lease agreement. Unauthorized guests may be treated as a violation of the house rules and lease terms.
What is expected regarding noise and quiet enjoyment?
The tenant must not disturb neighbors, other occupants, or the landlord by noise, music, shouting, door slamming, or any other disruptive conduct.
What are the quiet hours
Quiet hours must be strictly respected, especially during the evening, nighttime, and early morning, as well as in accordance with building rules and local regulations.
Is smoking allowed inside the property?
No. Smoking inside the property is strictly prohibited unless the landlord has expressly agreed otherwise in writing.
May I move, remove, or alter furniture, appliances, or equipment
No. The tenant may not remove, replace, damage, modify, or relocate furniture, appliances, fittings, or equipment without the landlord’s prior approval.
What if something is broken or damaged during the tenancy?
Any defect, malfunction, breakage, or damage must be reported immediately. The tenant remains responsible for damage caused by misuse, negligence, improper care, or failure to report issues in time.
Am I responsible for the behavior of my guests?
Yes. The tenant is fully responsible for the conduct of all visitors and guests, including any disturbance, rule violations, damage, or unauthorized use of the property caused by them.
Must I follow building and community rules as well?
Yes. The tenant must comply with all building regulations, safety requirements, waste disposal rules, common area rules, and all reasonable instructions issued by the landlord.
Is subletting or allowing others to live in the property allowed?
No. The tenant may not sublet, assign, share possession, or allow additional persons to occupy the property without the landlord’s prior written consent.
What are the consequences of breaking the house rules?
Any breach of these house rules shall be considered a serious violation of the tenant’s obligations. Depending on the nature and severity of the breach, this may result in warnings, claims for damages, cleaning charges, loss of certain rights under the tenancy, and, where permitted by the lease agreement and applicable law, cancellation or termination of the lease agreement.
Can repeated breaches lead to eviction or lease termination?
Yes. Repeated breaches, serious misconduct, non-payment, unauthorized parties, excessive noise, failure to maintain hygiene, unreported damage, mold caused by improper ventilation, unauthorized guests, smoking in prohibited areas, or other substantial violations may lead to formal action by the landlord, including cancellation or termination of the lease agreement in accordance with applicable law.
