If you have any questions feel free to reach out.

When is it signed

The lease agreement is usually signed prior to your arrival to Zagreb.

This means that it can be either signed online or in person.

We prefer the online signature since it's always available to both signers either online or in print version.

Sometimes it is signed only in person on arrival while the signature ready version is sent to your email prior to your arrival.

Who are the signers

The lease agreement is signed between the tenant and the landlord, since the landlord is usually the property owner which offers the property for lease.

This means that both responsibilities and obligations are related to the tenant and landlord.

Delivery

The lease agreement will arrive to you by email through an online signing platform we use.

Read it carefully and sign it online.

As soon as all the signers sign the lease agreement you will be notified.

Language

The lease agreement is bilingual, meaning it's both in Croatian and in English, due to the Croatian law the agreement has to be in Croatian too.

Extension of the lease agreement

In case the client is already a tenant in one of the apartments and wishes to extend their lease period they are solely responsible for informing HomeInZagreb.com and the landlord about the extension.

In case the property is available for the desired rental period, HomeInZagreb.com will extend the lease agreement for the specific rental period.

Neither HomeInZagreb.com nor the landlord have any kind of obligation to inform the tenant in case the property is leased to someone else after their initial rental period ends.

Understanding the lease agreement

Conditions

A lease agreement is a legally binding document that outlines the terms and conditions of the rental agreement between the landlord and the tenant. When a tenant signs a lease agreement, they are agreeing to abide by the terms and conditions of the lease agreement. Failure to adhere to these terms and conditions may result in penalties, such as forfeiting the deposit, eviction, or legal action.

Therefore, it is essential for tenants to read and understand the lease agreement thoroughly before signing it. This will help them avoid misunderstandings, conflicts, and legal issues that may arise in the future. By understanding their obligations under the lease agreement, tenants can ensure that they comply with the terms and conditions, avoid penalties, and maintain a good relationship with their landlord.

One crucial aspect of the lease agreement that tenants should pay attention to is the conditions for the return of their deposit. In most cases, the landlord will require a security deposit to cover any damages or unpaid rent at the end of the tenancy. The lease agreement will outline the conditions under which the tenant will receive their deposit back in full, such as returning the property in good condition and paying all rent due.

Deposit

If tenants do not understand the lease agreement or fail to adhere to its terms and conditions, they may forfeit their deposit, which can be a significant financial burden. Therefore, it is in the best interest of tenants to read and understand the lease agreement, comply with its terms and conditions, and maintain a good relationship with their landlord to ensure that their deposit is returned in full amount.

Conclusion

In conclusion, reading and understanding the sample of the lease agreement is crucial for tenants to ensure that they abide by the terms and conditions, avoid penalties, and maintain a good relationship with their landlord. By doing so, tenants can also ensure that they receive their deposit back in full amount, which is a significant financial consideration.
