Deposit refund process

Explanation of the deposit refund procedure

Once you know the exact date and time of your departure, please inform your landlord, as they will meet you upon departure. You can also send an email to HomeInZagreb.com to keep us updated.

During the meeting, the landlord will inspect the property and review any outstanding bills or utilities. If these are not included in your rent, they will be calculated and settled accordingly.

 

The deposit will be refunded upon your departure from the property.

Refunds can be made either by bank transfer or in cash on-site.

Before the deposit is refunded, the landlord will inspect the property and calculate the utilities for the tenant's final month of stay.

The timing of the refund depends on the landlord's property inspection and the arrival of the final utility bills.

 

Under the condition that the property is returned in exactly the same condition as it was upon arrival and the tenant has paid all costs related to the property the deposit is returned in 100% amount.

The landlord is making the decision on the deposit refund amount based on the condition of the property upon departure.

 

The banking information you provide in the deposit refund form is used for the deposit refund process.

We will forward this information to the landlord so they could make the deposit refund easier and faster.

 

In case of damage of the property the adequate amount is deducted from the deposit. 

It is solely the responsibility of the tenant and landlord to come into an agreement regarding the deposit amount deducted in case of damage of the property.

Although the deposit amount has been paid to HomeInZagreb.com the deposit is transferred to the landlord's bank account in order to reserve the property.

The deposit stays at the landlord's bank account during the whole rental period and is refunded upon tenant departure.

HomeInZagreb.com is the mediator which is receiving the deposit for the reservation of the property during the property reservation process.

The deposit which the tenant paid is transferred to the landlord's bank account in order to reserve the property on tenant's behalf.

This said, HomeInZagreb.com is not responsible in any way for the amount of the deposit which is returned to the tenant.

This solely depends on the tenant's behaviour during their stay and fulfillment of the lease agreement which has been signed.

The amount of the deposit refunded depends on the following factors

  • Fulfillment of the lease agreement
  • Condition of the property upon departure related to the damage and cleanliness
  • Payments of the rent and utilities
  • Current condition related to the damage compared to the initial condition upon arrival
  • Current condition relates to the cleanliness compares to the initial condition upon arrival

The deposit amount refunded will depend solely on the tenant's behaviour and actions during the stay in the property and fulfillment of the obligations in the lease agreement.
